Glad to hear you finally have a good tenant in your son. We're not that lucky. We're renting to our son as well, and he has made a mess out of the outside, 15 golf carts in the front yard at one time. It took a warning from the city to get him to start a cleanup.
I once told my former landlord according to the internet he had the easiest job in the world and he said I gave him a real good laugh. (He was very sad when we bought a house as we were pretty mild tenants that didn't cause a lot of fuss.)
Wow, what an ordeal landlording was for you! Glad to know you have a responsible tenant now.
I've chased the passive income promise for more years than I can count. "Write once, and earn forever!" Yeah, write once and then write once, once more and once more is more like it. I write on Medium as well, and you definitely have to put out quantity and on topics that the boosters deem worthy. Tarot, astrology, Reiki, and meditation - all topics I've written about - simply don't get the boosts. The one boost I did get was on the subject of the crocheted granny square! But I haven't written anything in several weeks because I'm tired of constantly chasing after that almighty buck. If I start up again, I'll be writing at a more leisurely pace on topics I enjoy, and without so much focus on making money.
I will say that I am lucky enough to live near beaches on Oahu and sip margaritas (my preferred cocktail) hidden in my water bottle to my heart's content. I have to thank my daughter for not wanting to come back to DC after finishing college here. Of course I had to follow her out here.
For now, I'm not sure what I'll do to generate enough income to supplement my Social Security. Thank the lord for Medicaid and SNAP benefits, or I'd be in a heap o' trouble. Anyway, don't want to dump my woes on you, just to say that I agree that passive income is not so passive after all. (That's the most I've written in over 2 weeks.)
I’m 58 and the question of how we will earn during “retirement” is heavy on our minds! We have not saved nearly what we should have, because we didn’t ever earn enough to do so. So we will always need to make some money. Writing is what I’ll do.

That’s a tough situation.
A thoughtful and entertaining read, It's worth your time.
We are excellent tenants. I'm proud to say that. I shake my head at the things you have described from your ex tenants. Just, wow!
I always left apartments better than they were when I got there. I couldn’t believe what some tenants pulled.
I know it's not one of the points of the article, but this made me laugh:
"an outlet had sparked (because her kid stuck a piece of jewelry in it)"
I read that as 'a piece of celery'. Time for new glasses.

The elusive good tenant! I know they exist but could never find one.
I wonder if they were burning crime scene evidence in the fireplace 😂😂
I would not be surprised!
I can’t remember how many 5-gallon buckets of ashes I carried out if there. Many!

I'm glad you survived this.
Sounds like the same kinds of 'horrific' experiences your uncle had as a landlord!
You have to be a stone cold bastard with a lawyer on retainer to make money as a landlord. Most people don’t take care of what’s not theres.
